Building with the turnkey model gives the client the peace of mind that what has been designed in detail will be built, meeting the agreed upon deadline, cost and scope. Therefore, it is very important to have all the details very well defined, including realistic infographics, photographs, finishes and to ensure that the client understands and sees every finish of the construction so that, once executed, there are no surprises.

Carrying out a construction project can be a high-risk task. From dealing with the public administration to obtain the initial permits and licenses to the coordination and supervision of all suppliers to ensure that the work flows down to the last detail.

OUR METHOD OF OPERATION

PHASE 1

We make the first contact with the client. We held a first meeting in which we understood their idea of the construction of the building.

At this time we present an indicative budget.

PHASE 2

In case of validation of the indicative budget, we would proceed to make a preliminary project with 3D design of the exterior views of the building and interior plans. This preliminary project will have a value of €2,000, which will be deducted from the budget if it is finally executed. You will be informed of the exact price of the finished building.

PHASE 3

If the client agrees with the offer and continues to collaborate with us, we will sign a contract to move forward with the project.

This quotation, once agreed with the client, will be a fixed price with a guaranteed delivery date.

PHASE 4

We will proceed to prepare the project for its delivery to the city council and the application for the construction license.

PHASE 5

Once the construction license has been obtained, a construction contract will be signed, including any possible modifications that may have arisen during the project phase. This contract will be considered definitive: we will proceed to sign the contract with all the agreements corresponding to the construction of the industrial building and we will request the payment of up to 30% of the final value of the industrial building to be paid when the building permit is obtained.

*It is mandatory by law that the promoter hires the services of an external health and safety coordinator during the execution of the work.

PHASE 6

The work will begin once the client has completed the initial payment of 30% of the value of the work. The remaining amounts will be paid by monthly certifications according to the work performed, deducting the proportional part of the initial payment.

PHASE 7

Once the work is completed, the keys and the building book will be delivered with all the guarantees and installation maintenance books.
